Bethesda and Chevy Chase Market Update: September's $2 Million Line
How did the Bethesda and Chevy Chase housing markets do in September?
Both were healthy, but in different ways. In Bethesda, detached houses sold at a median 98.5% of their original asking price after 11 days on the market, up from 96.2% and 22 days in August. Above $2 million, though, sellers gave up about 7%. In Chevy Chase, Maryland, the typical house sold at full asking price in 5 days, the strongest result of any market I track this month.
This update covers detached single-family houses only. Bethesda is ZIP codes 20816, 20817 and 20814, which takes in neighborhoods such as Bannockburn, Glen Echo Heights, Sumner, Tulip Hill, Georgetown Village, Edgewood and Glenbrook Village. Chevy Chase, Maryland is ZIP code 20815. I always report the two side by side and never blend them, because they behave differently. If you are unsure which Chevy Chase you are in, my guide to Chevy Chase DC versus Chevy Chase, Maryland explains the difference.
The September Numbers
These figures come from Bright MLS closed sales records for detached single-family houses that settled between August 1 and September 30, 2026. Each sale is measured against the seller's original asking price, not a reduced price, and days on market count the full time a house was listed, including any relistings.

Bethesda: Steady Below $2 Million, Softer Above It
Forty-three detached houses sold in Bethesda in September, down from 53 in August, which is normal coming out of summer. The median sale price held steady at $1,332,500. The bigger change was speed and strength. The typical house went under contract in 11 days, half the August figure, and sold for 98.5% of its original asking price, up more than two points.
Ten Bethesda houses sold for under $1 million, the same as August. That gives Bethesda a real entry point for detached houses, which is very different from Upper Northwest DC, where only two detached houses sold under $1 million in September.
The most important number in Bethesda this month is $2 million. Below it, every price range had a median between 98.7% and 100% of original asking. Above it, nine houses sold at a median 93.3% of original asking, and houses between $2 million and $3 million typically took about seven weeks to sell. On a $2.5 million house, that gap is more than $150,000.
The examples below are rounded so no single sale can be identified.
- A Colonial in Edgewood, priced just under $1 million and marketed as needing major work, sold about 13% over asking in five days.
- A Cape Cod in Glenbrook Village, priced in the high $700,000s, sold almost 13% over asking in two days.
- A mid-century house in Bannockburn that first came on in the high $1 millions closed roughly 30% below that original price about two months later.
- A large house in Bannockburn Heights that started near $4 million closed about 15% under after a little over two months.
Above $2 million, buyers are more selective. They compare, they take their time, and they negotiate. That puts more weight on condition and presentation from the first weekend. As an interior designer, this is where I see preparation pay off most, and my Bethesda home staging guide covers what makes the difference.
The First Ten Days Still Decided the Price
| Time on market, September | Bethesda houses | Bethesda median share of original asking | Chevy Chase houses | Chevy Chase median share of original asking |
|---|---|---|---|---|
| 10 days or fewer | 21 | 100.0% | 10 | 100.0% |
| More than 30 days | 16 | 93.2% | 5 | 94.8% |
The pattern is the same one I see every month, in Maryland and in DC. Houses that are priced right on the first day sell quickly at full price. Houses that come on too high sit, and by the time the price comes down, the buyers who were ready have moved on. In Bethesda, that gap was about seven points in September. I go deeper on launch pricing in whether to price below market value.
Chevy Chase: Full Price in Five Days
Seventeen detached houses sold in Chevy Chase, Maryland, in September. The median sale price rose from $1,400,000 to $1,762,500, but most of that jump came from more higher-priced houses closing, so I wouldn't read it as a price surge.
The number worth watching is the sale price against the original asking price. The typical Chevy Chase house sold for 100% of its original asking price, in a median of 5 days. Six of the 17 sold above asking, compared with two in August. One Colonial in Martin's Addition, priced in the mid $1.5 millions, sold about 10% over asking in four days.
New Construction Was the Slow Segment in Chevy Chase
Four of the 17 Chevy Chase sales in September were new construction. They took between 84 and 210 days to sell, and three of the four closed under their original asking price. The other 13 houses were existing homes, and they sold in a median of 4 days at 100% of asking.
So in Chevy Chase right now, a well-kept existing house priced right is what buyers move on first. New construction is selling, but buyers are taking their time and negotiating. If you are buying new, that is where your negotiating room is.
Cash Buyers and Mortgage Rates
Mortgage rates are still high. Mortgage News Daily put the average 30-year fixed rate at 7.37% on October 16, 2026. That is a national average, and your own rate depends on your situation.
Yet 14 of the 43 Bethesda buyers in September paid cash, as did 6 of the 17 in Chevy Chase. Well-priced houses in both markets sold in about a week or two. National headlines say the market is slow. In Bethesda under $2 million and in Chevy Chase, it isn't.
What September Means for Sellers and Buyers
If you are selling, the price you launch at matters more than anything else you will decide. Below $2 million, buyers are there and moving quickly. Above $2 million, plan for a longer, more careful buyer and make sure the house is fully prepared before it goes live. My concierge pre-listing approach and selling guide walk through the steps. For your bottom line, see Montgomery County transfer and recordation taxes for sellers and seller net proceeds in DC, Maryland and Virginia, and before hiring an agent, read the questions worth asking a listing agent.
If you are buying, expect to decide within days on a well-priced house under $2 million in Bethesda, or on almost any resale in Chevy Chase. Your best negotiating room is with houses above $2 million that have been on the market for a month or more, and with new construction. My buying guide and what happens after an offer is accepted cover the rest.
